Damaged Gutters. Gutters that are clogged and bent can’t properly channel water away from your house.

Faulty Plumbing. Clogged drains, weak water pressure and leaky ceilings aren’t at all uncommon signs of poor plumbing.

Bad Wiring. While more common in older homes, even new homes can suffer from faulty wiring. A good energy audit will show you everything you need to know.

Grading and Drainage Issues. Left untended, such issues could give way to water damage. Signs of poor grading and drainage include leaking in basements and spongy soil around the foundation of your home.

A Damp Basement. Basements are prone to moisture problems because they’re underground. Be on the lookout for water stains, powdery residue on your walls, mold and/or mildew.

Foundation Flaws. This includes, but isn’t limited to, cracks, sloping floors and sticking doors or windows.

Roofing Problems. Brittle and curled shingles and missing or broken flashings are red flags. Proper roofing, if not roof replacement, is worth the investment.

Bad Ventilation. Warm attics, mildew on bathroom ceilings and condensation on windows all point to ventilation issues that warrant proper attention.

Defective Heating. Carbon monoxide leaks and cracks in the heat exchanger or water tank are the most commonly observed signs of defective heating.

Poor Upkeep. These are more cosmetic issues–worn carpeting or an area in need of repainting.

If or when an inspector finds issues in the home you’re purchasing, consider having a real estate agent walk you through your options. Maybe returning to the seller to let them know what issues you’d like addressed before buying will help. If lowering your offer to account for the cost of repairs is out of the question, you can back out of the purchase altogether.
